Beautiful signage on a strip mall attracts not only customers, but also retains tenants.  For an older property, undergoing upgrade beautifications has long-lasting benefits.  New signage that unites the property with a brand consistency, helps to define the look and feel for the property for years to come.

One local landlord, MGE Properties, asked us to help with signage upgrades for the strip mall located in Vista, CA.  He understood the power of high quality signage and reviewed an array of choices.  The final choice was to use formed plastic dimensional letter signs in a duranodic bronze color, which has the appearance of metal (for a fraction of the cost).  These letters have a lifetime guarantee as long as they are not removed from the installed location, so it’s a functional choice for storefront signage.

Strip Mall Signs Before & After

Each tenant business owner had their current signage removed, and replaced with a new sign uniform to the new sign program for this property.  All the dimensional letters measured 10” high in all capital letters, in the font Roman Classic.  Some other signage was also created in solid acrylic, depending on the location to match the building color.  The result is a beautiful strip mall with standardized signs, with brand consistency from end to end.

The first step in this process was to work with the City of Vista for the permitting of this strip mall signage project.  This involved creating a Comprehensive Sign Program, which was required for this property.  We rose to the occasion, and developed this document for the property, and it was approved by the city.  It was well worth the investment, as having this document is an important asset to managing the property for the future.

Next, we submitted batches of the tenant signage permit docs so that the City could process together.  This helped with the planner to see the consistence, and reference the sign program for all signs at once.

Once the sign permits were granted, production could begin, and then installation.  The final results were worth all the paperwork.

At North Coast Signs, we strive to get the job done right, without cutting corners.  We use only quality materials and top workmanship to ensure everything is done as required.  Exceeding customer expectations is part of what we try to do.
